Peoria, AZ real estate: buy or sell with a local AXEN agent

Peoria is the community facilities district city. The city says plainly that these districts are separate taxing bodies that levy independently of Peoria and show up under Special Districts on your county tax bill. In 2025 that meant an extra 1.03 to 2.65 on top of the normal rate, depending on which side of a line your house sits.

Buying a home in Peoria: what to know

The rules that apply everywhere in Arizona are on the Arizona page. These are the Peoria details that trip people up.

  1. A community facilities district is a separate government that taxes you. Peoria states that a CFD is a special taxing district, that districts levy taxes and issue bonds independently of the city, and that they appear under the Special District section of your Maricopa County tax statement. Peoria's list: Vistancia, Vistancia West, Vistancia North, Mystic at Lake Pleasant Heights and Saddleback.
  2. Here is what that actually costs. In 2025 the county rates were Vistancia 1.62, Vistancia West 1.64, Vistancia North 1.03 and Mystic at Lake Pleasant Heights 2.65. A north Peoria home inside Vistancia West carries 1.64 on top of the normal Peoria and Peoria Unified secondary rate. An identical home outside a district does not.
  3. There is a second levy family almost nobody mentions. Peoria Municipal Improvement Districts also appear in the Maricopa County table, at rates from about 0.30 to 0.87 in 2025. Ask escrow to itemise every district charge on the parcel, not just the CFD.
  4. Four unified districts, plus land in none of them. Peoria tax areas cover Peoria Unified, Deer Valley, Dysart and Nadaburg, plus No School and Peoria Unorganized areas, meaning some Peoria addresses sit in no school district at all. That is a real difference in the bill.
  5. Know the structures upstream of you. The county's flood network tracks New River Dam and the El Mirage Channel in this area, plus the Agua Fria River and Skunk Creek to the north. Check the parcel on the county floodplain viewer.
Selling

Selling a home in Peoria

Disclose the district in the listing, not at closing.

It is a separate line on the buyer's tax bill from a separate government. Buyers who find it late walk. Peoria publishes the district list and the creation dates.

A vacation rental permit must exist before the first booking.

Peoria city code prohibits renting or offering a vacation rental without a city permit. The application needs a 24-hour emergency contact, a TPT number, attestation of neighbour notification, and evidence of liability insurance.

Peoria's short-stay city tax is the lowest of the West Valley three.

1.80% on hotels plus a 3.80% additional transient lodging tax, so 5.60% city tax, against 7.90% in Glendale and 7.32% in Surprise. Those are the rates on the Arizona Department of Revenue tax table effective January 1, 2026, and the table is reissued every quarter. Worth naming for an investor buyer.

Straight answers

Peoria real estate questions

Why is my neighbour's tax bill so much lower than mine?

Probably a community facilities district. Peoria CFDs levy independently of the city and show up under Special Districts on the county bill. In 2025 those rates ran 1.03 to 2.65, which is enough to make two similar Peoria homes look very different.

Where does Peoria's water come from?

The city's Water Services Department combines four sources: Colorado River water through the Central Arizona Project, Salt and Verde river water through SRP, groundwater from city wells, and reclaimed water. Ask the City of Peoria Water Services Department for the current mix.

Is Peoria under any water restriction?

The city's water supply page lists a current stage in its water watch programme. Check that page before you rely on it, because stages change and it affects outdoor watering expectations for a new owner.

Which school district will tax my Peoria home?

One of four unified districts, Peoria, Deer Valley, Dysart or Nadaburg, or in some areas none at all. In 2025 the Maricopa County table showed a wide spread between them, and it is reissued every year. Pull the parcel's tax area code rather than guessing.

How do I find every charge on a Peoria parcel?

Ask escrow to itemise the county tax statement. Besides the city and school lines, Peoria parcels can carry a community facilities district and a municipal improvement district, both of which sit under Special Districts.
