Keep your whole commission
How 100% commission real estate brokerages work No cut.
A flat fee.
Updated
A 100% commission brokerage takes no cut of your check. You keep your whole commission and pay a set fee per deal instead, often with a yearly cap. On a $10,000 commission, an 80/20 split costs you $2,000. A $500 flat fee costs $500. With only a few small deals a year, a split can cost less, so do the math.
No card. Nobody calls you unless you ask. Your license stays where it is until you decide.
Orange and green are what the brokerage takes from the same $10,000.
- $0 split
- Flat fee per deal
- Cap often yearly
01How it works
A share of every check, or a set fee.
A split brokerage takes a percentage of every check. A 100% brokerage takes none.
Split brokerage
Takes a percentage
- A share of every checkOften until a yearly cap.
- Grows with the checkThe bigger the deal, the more it takes.
100% brokerage
Takes no percentage
- A flat fee per dealOr a monthly fee, or both.
- Some cap the flat fees tooOnce you hit the cap, the fee stops.
What the brokerage takes, per commission
When a split can cost lessFew, small deals. Fees that stay the same per deal hurt most on small checks.
- If you close only a few small deals, a split can cost fewer dollars than a flat fee plus monthly charges.
- Once your commission per deal passes a few thousand dollars, a flat fee usually wins.
Some flat-fee brokerages fix the small-deal problem (AXEN does). Put your own numbers in the fee calculator.
02What they charge
What 100% brokerages charge
Four things to add up. The flat fee is only one of them.
A flat fee per dealSometimes with a yearly cap.
LPT's Business Builder plan is $500 a deal capped at $5,000. AXEN's Pro plan is $500 a closing capped at $6,000.
A monthly or yearly feeCharged whether you close or not.
You pay it in slow months too. Add it to the flat fee to see your real cost.
Per-file feesFor compliance, E&O or admin.
Ask for every per-file fee in writing, with the amount.
What is not includedSome low-fee shops leave things out.
Some low-fee shops leave out the transaction coordinator, training or tech, so you pay for them yourself.

- What is the flat fee, and does it cap?
- What do I pay per month and per file?
- Who checks my contracts, and is a transaction coordinator included?
- What happens to my fee on a small deal, a lease or a referral?
- Is there revenue share, and how is it paid?

How AXEN does it
No split. You keep 100% and pay a flat fee per closing that stops at a yearly cap.
Every AXEN fee rule, in fullFile fees, small sales, leases, admin and platform.
- File fee: $500 a closing on Pro, capped at $6,000 a year. $1,000 on Elite, capped at $12,000. After the cap it is $0 until your AXEN anniversary.
- Small sales: under $2,500 of commission, the file fee is 10% of it instead. A $2,000 check pays $200.
- Leases, rentals and referrals: 10% of the commission, never more than $500 on Pro or $1,000 on Elite, plus a $50 admin fee.
- $295 admin fee on every sale, even after the cap. Most of it pays your Deal Desk coordinator and state broker. Many agents pass it to the client.
- Platform fee: $50 a month, $500 a year, or $600 taken from your first closing.
Every file fee counts toward the same cap. AXEN is not the cheapest for every agent: see the math. Married to an agent? Share one cap. Run a team? See team plans.
04Straight answers
Questions agents ask
What is a 100% commission brokerage?
A brokerage that takes no percentage of your commission. You pay a flat fee per deal, a monthly fee, or both instead.
Is a 100% commission brokerage worth it?
Usually once your commission per deal is a few thousand dollars or more. With a few small deals a year, a split can cost less. Do the math on your own numbers.
What is the catch with 100% commission?
Fixed fees you pay even in slow months, and some low-fee brokerages leave out support such as a transaction coordinator, which you then pay for yourself. Also ask what a small deal, a lease or a referral costs.
Is AXEN a 100% commission brokerage?
Yes. AXEN takes no split. You pay a flat $500 per closing on the Pro plan, capped at $6,000 a year, plus a $295 admin fee on every sale and a platform fee of $50 a month. Under $2,500 of commission, the file fee is 10% instead. A Deal Desk coordinator works every file.
What is the difference between a flat-fee and a 100% brokerage?
They usually mean the same thing: you keep your whole commission and pay the brokerage a set fee instead of a share.
